The Landlord is responsible for the property's gas, electrical, plumbing, central heating and hot water systems. Maintenance and wear and tear are the Landlord’s expense unless malicious damage or misuse is established.
 

Decoration:
Interior decoration should ideally be light and neutral in order to appeal to as many tastes as possible. A fresh coat of paint is inexpensive and can modernise and refresh a room.

Furnishings:
We recommend minimum furnishings. These should be preferably left in the property during viewing times. We strongly advise that personal items or ornaments of value be removed and stored away from the property.

Exterior:
The exterior should be in good general condition and free from any foreseeable defects. Gardens should be left neat, tidy and rubbish free. It is our experience that tenants are not generally experienced gardeners.

Cleaning:

At the start of each tenancy, each property must be in a clean condition; the tenant should leave the property in a similar condition - if not, cleaning is arranged at the tenant’s expense.

Information for the Tenant:
It is always best to leave information for the tenant about the use of central heating and other household appliances. Simple information in a folder, such as the day that refuse is collected is helpful to provide.

Bills and Mortgage:

We would suggest that you obtain written confirmation from your mortgage lender that they give consent for letting.

Mail Forwarding:
We suggest using the Post Office's re-direction service. Forms are available at all Post Office counters.

Council Tax:
This is the responsibility of the occupier and reverts back to the Landlord during vacant periods. We will help both tenant and Landlord on all council tax issues.

An Inventory:
It is essential that a detailed inventory of all furniture and contents is prepared, along with a schedule of the condition of the property. This avoids any misunderstanding or dispute at the end of a tenancy. We prepare a detailed inventory and schedule of condition at the beginning of each new tenancy.

Insurance: Consumer Protection
The Furniture & Furnishings (Fire Safety) Regulations 1988 (last amended 1993) provide that specified items used in the course of letting property must meet minimum fire resistant standards. These regulations apply to 3 piece suites, armchairs / sofas, bean bags, loose and stretch covers for upholstery furniture, beds, headboards and mattresses, sofa beds, futons and other convertibles, nursery furniture, scatter cushions, pillows and non original covers for furniture. They do not apply to antique furniture made before 1950.

Electricity
An initial inspection of the electricity supply and all electrical equipment supplied by the Landlord should be carried out by a qualified electrical engineer. Any equipment or appliances identified as being potentially unsafe or showing obvious defects should be repaired or removed and replaced with new equipment that complies with current BS and EC standards. All electrics should be checked on an annual basis.

Gas
Under the Gas Safety (Installation and Use) Regulations 1994, all gas appliances in Tenanted premises must be checked annually by a CORGI registered engineer or other person approved by the Health & Safety Executive. Records must be kept of the dates of the inspections and of defects if identified and of any remedial action taken. The landlord bears the cost of this.

Fire Safety

Smoke detectors must be fitted to every property. We also recommend installation of a fire extinguisher and a fire blanket.

 

Referencing is required for all prospective tenants, giving you the peace of mind that your property will be occupied by the appropriate tenant.

Renewal fees

Novice landlords are sometimes caught out by a less obvious clause in their Letting Agent’s terms and conditions. It can look something like this: “A fee of x % plus VAT will be charged for a tenancy renewal / extension for a second year or further period”.
